CHECK-OUT : Check-out is between 10:00 AM-12:00 noon. EARLY CHECK-OUT: If you have an early flight or need to get on the road early, just leave your keys on the table. A walk-through will be done and your security deposit sent to you via your choice of Paypal or a personal check by U.S. Mail (Checks only mailed to the U.S.) LATE CHECK-OUT: Late check-out fee of $25 per each half hour takes effect at 12:01 noon. ABSOLUTELY NO EXCEPTIONS CHILDREN: Never leave small children unattended outdoors. We provide babysitting on site for only $10-15 per hour. CLEANING UNIT PRIOR TO CHECK-OUT: It is your responsibility to clean the unit. This is how we keep our rates low for you. THE PREMISES MUST BE LEFT IN THE SAME CONDITION AS UPON CHECK-IN or a cleaning fee of $40 for the single/$50 for the 1 BR will be deducted from your security deposit. Please allow enough time to clean, so it does not exceed the check-out time deadline. Checklist: * Leave all items in same spot so they can be accounted for during walkthrough * You do not need to make bed, but bedding and pillows should be visible during walk-through * If you used sofa bed, place used sheets on sofa, not rolled up inside bed * Dirty dishes washed, dried and put away * Clean spills/messes/debris on appliances, countertops, floors * Throw dirty towels on shower floor * Clean sink, shower, and toilet * Sweep and mop floor * Trash cans are located behind doors across from pool. Place redeemable aluminum/plastic bottles/cans in round beige can to right of shed next to gate. * Check closet, drawers, safe, and floor to make sure you don’t leave anything behind. We do not mail “lost and found” items. * Any left over food or beauty products that you choose not to take back with you can be left on the table, and will be donated to charity. * Accidents happen, so report damaged or missing items right away so ‘fair replacement value’ can be calculated and deducted from security deposit. Failure to report it will only delay your check-out. Cleaning supplies are provided under bathroom and kitchen sinks for your convenience. Keep in mind, the condition you leave the unit for the next guest should be in the same condition you would like the previous guest to leave it for you. NON-CLEANING OPTION: If you prefer not to clean the unit behind you, let us know prior to check-out and we will gladly deduct a housekeeping fee of $40 for the single or $50 for the 1 BR from your security deposit. COUPONS:We offer our guests discount coupons for dining, entertainment, attractions, car rental, and more. Just ask! (as per availability.) EXTENDING YOUR STAY: If you’d like to extend your stay, just ask! We will check availability for you. FURNITURE/PERSONAL PROPERTY: Do not move around or remove any furniture or personal property from the premises. GUESTS: You are welcome to have a few guests visit, but notify us in advance so we know they are not trespassers. If you have overnight guests, you must pay the extra guest fee of $10 per person per night. Groups of guests are not allowed as this comes under “parties” for which we charge higher rates. HOUSEKEEPING: There is no maid service or replenishment of housekeeping items provided during your stay. This is how we keep our rates low for you and respect your privacy. KEYS: Guests are provided a key ring containing one key to unit (or electronic lock code), one to security gates, safe code, and a flashlight. One additional gate key can be provided upon request. Do not give keys to any unauthorized individuals. Always lock the gates. LAUNDRY: Free washer/dryer use for extended stay guests in main house, upon approval. Please note: we do NOT provide laundry supplies. LEGAL DISCLOSURE: Guests are “lodgers” not “tenants” and agree to abide by all terms/rules set forth. If you are noise sensitive, keep in mind both units share a common wall with other units If you are a clean freak, keep in mind the lodger before you cleaned the unit, with the exception of owner/management changing sheets and towels, and stocking supplies. Owner/management reserves the right to refuse or terminate lodging with no advance notice and no refund in the event guest(s) become disruptive, unruly, problematic, demanding, violent or threatening to others. Guests hold owner/management harmless against any legal actions LODGING INFORMATION AGREEMENT: Responsible party is required to provide one form of ID: drivers license, ID card, or passport and sign lodging information agreement. PARKING: Free street parking provided in front of our property. If all spaces are taken, stay on our side of the street. There are no meters, restrictions, or parking fees. PETS: We understand your pet is a member of your family, so we welcome your pets. PET DEPOSIT: A refundable $100 security deposit is required upon check-in. You will not be allowed to check your pet in unless the security deposit is paid. BREED RESTRICTIONS: Size does not matter, but we regretfully have certain breed restrictions due to liability issues. Check with us prior to booking your reservation if you are unsure if your pet comes under this category. If it does, we can refer you to a local residential pet hotel. Although the entire property is gated for privacy, we recommend the 1 BR loft guest house as it has its own private back yard. Never leave small pets unattended outdoors in the early morning hours or after dusk, as there are coyotes in the area. No additional pets permitted without prior approval. RERFERRAL PROGRAM: We offer one night FREE on your next stay after the completed booking of each referral. REFUNDS: We have a strict NO REFUND POLICY. This means no credit, no reimbursement, no cancellations, no switching dates or units. For any reason whether by guests change of plans, dissatisfaction with rental, or due to any natural disaster aka “Acts of God.” NO EXCEPTIONS SO DO NOT ASK. REVIEWS: If you came through an agency that allows you to post a review on their website, once you post a positive review of your stay we will do the same for you! SECURITY DEPOSIT: A refundable $100 CASH ONLY security deposit is required upon check-in. You will not be checked in until the security deposit is paid or you will forfeit your non-refundable reservation fee. UPON CHECK-OUT: Your security deposit(s) is returned to you in cash following the walk-through, provided there are no missing/damaged items, keys are returned, the unit has been cleaned and is in the same condition it was upon your arrival, and you have checked out by the deadline. The responsible party must sign for the security deposit refund. Responsible party is held legally responsible for cost of damaged/missing items above amount of security deposit, including $100 for locksmith services for any unreturned key(s). If payment is not received within 10 days, legal action will be taken. SMOKING: We ask that smoking be restricted to outdoors. Both of our guest houses step out to patio areas w/ tables, chairs, and ash trays for your smoking convenience. WALK-THROUGH: The walk-through is performed after guests have removed luggage from room, unlocked gate to exit property, and turned keys in on original key ring.
